August 10, 2012 - Real Estate Sales Figures through July 2012 - We have just posted the most recent real estate data for Cape Cod single family home sales and while the number of units sold is finally beginning to back off its record-breaking highs of the past few months, it still remains high for the summer months. At 302, the number of single family units sold in Barnstable County is down about 25% from the previous month, but is still UP about 23% from July 2011. The number of home sales pending remains just as strong as the previous month and 25% higher than July 2011. Average price per square foot is the highest it’s been all year at $273. Collectively, these numbers are a strong indication that the Cape market is beginning to recover. It is slow, but it appears to be sustainable.
July 21, 2012 - Real Estate Sales Figures through June 2012 - We have just posted the most recent real estate data for Cape Cod single family home sales and the news continues to be very good. Number of single family units sold in Barnstable County hit 392 in June – the highest it has been since the middle of 2005. Another 403 homes went under agreement in June, indicating that the strong sale numbers are likely to continue throughout the summer.

June 10, 2012 - Real Estate Sales Figures through May 2012 - We have just posted the most recent real estate data for Cape Cod single family home sales. The significant upward trend continues, making this the third month in a row that the number of units sold is not only higher than the previous month, but blows last year’s numbers away. The median price of single family homes sold remains stable. This means that buyers are finally returning and starting to buy up the available inventory, but prices are not showing any signficant increase, at least for the time being. My personal observation has been that homes that are priced right and have been well-maintained are not lasting more than a few weeks on the market.

The good news continues, with all numbers beating out last month’s numbers AND last year’s numbers. Buyers — don’t wait too long before jumping in.

April 6, 2012 - Real Estate Sales Figures through March 2012 - We have just posted the most recent real estate data for Cape Cod single family home sales, and dare I say that the recovery in the Cape Cod real estate market may very well be underway. After a significant drop in February, median sale prices rose in March, slightly exceeding median prices of March ’11. Even more significant, though, is that the average price per square foot is WELL above March ’11 levels, at $259 – a 16% increase year over year. At 257, the number of units sold in March ’12 was the highest they’ve been all year, and well above last year’s March number of 208. But the best number of all is the number of homes currently under agreement. In March ’12, 409 homes went under agreement (shown as “Pended” on the chart). This is the highest number of “Pended” homes on the Cape in a VERY long time (since April ’04!). The buyers are finally buying, the foreclosures are waning, and interest rates are still historically low. Add it up and it very well could mean that the Cape Cod real estate market is beginning to recover.

February 29, 2012 - Real Estate Sales Figures through January 2012 - We have just posted the most recent real estate data for Cape Cod single family home sales. The data suggests that the 2012 Cape Cod real estate market is off to a mixed start compared to that of 2011. The median price of single family homes sold is down by just a hair compared to January 2011, while the average cost per square foot is down more significantly at almost 10%. On a brighter note, the number of units sold is UP more than 20% compared to January 2011. The average number of days on market hit a 15-month high at 167. The record-breaking buyer’s market continues, although homes that have been well-maintained, are priced right, and are situated in desirable locations are moving quickly.

January 31, 2012 - Real Estate Sales Figures through December 2011 - We have just posted the most recent real estate data for Cape Cod home sales. Based on data provided by the Barnstable County Registry of Deeds, 2011 was a slighly worse year for Cape Cod real estate than 2010. Total sales volume was down 6.4% in 2011, while median home values were down 2% year over year. The volume decline can be largely attributed to the unusually strong market during the Spring of 2010, which can perhaps be attributed to the homebuyer tax credit that was expiring at that time. Regardless, the market remains a buyer’s dream, with interest rates predicted to remain low for the next two years.

The data suggests that there has been very little movement in the market over the past year, with November ’11 figures looking very similar to November ’10 figures. The larger difference affecting the market lies in the interest rates, which remain at historic lows and continue to fuel a strong Buyer’s market.

November 25, 2011 - Real Estate Sales Figures through October 2011 - We have just posted the most recent real estate data for Cape Cod home sales. Median sale prices backed off slightly, but not significantly, from the previous month and from October 2010. Number of units sold is down 20% from the previous month, but almost identical to October 2010. Average number of days on market remains relatively high at 149. Interest rates remain at historic lows. In summary, a strong Buyer’s market persists.

October 5, 2011 - Real Estate Sales Figures through September 2011 - We have just posted the most recent real estate data for Cape Cod home sales. For the fourth month in a row, median sale prices are slightly up. Number of units sold has also been rising slightly while the average number of days on market dropped slightly. These trends are somewhat expected at this time of year. Interest rates remain at historic lows, helping to fuel a strong and prolonged Buyer’s market.
August 26, 2011 - The Federal Reserve recently announced that economic conditions are likely to warrant exceptionally low interest rates through at least mid-2013. The number of units sold for single family homes dropped by almost 20% while available inventory rose slightly. The median price of homes sold remains stable. These data points coupled with government assurance that interest rates will remain low for the foreseeable future continue to fuel a strong Buyers’ market. July 8, 2011 - Real Estate Sales Figures through June 2011 - We have just posted the most recent real estate data for Cape Cod home sales. The median price dropped a bit from the previous month and is roughly the same as it was a year ago. The number of homes sold is also slightly lower than the previous month, while inventories of Cape Cod homes for sale continue to rise. Average days on the market remains flat at 135. It continues to be a Buyers’ market, although prices do seem to have stabilized. Interest rates remain at historic lows.
June 15, 2011 – Real Estate Sales Figures through May 2011 - We have just posted the most recent real estate data for Cape Cod home sales. The numbers definitely reflect an improving real estate market, with both prices and number of units sold showing significant increases over the previous month. It continues to be a Buyers’ market, though, with prices still significantly lower than their highs of a few years ago and interest rates still at historic lows.
